Tranzon to auction ±41 acres at heavily-used intersection on February 26th


GETTYSBURG, PA — The controlling acreage at the intersection of US Rtes. 15 and 30 will be sold at auction by Tranzon on Thursday 26 February, 2015 at 11AM. The well-situated property includes a tenant-occupied dwelling and several outbuildings, and effectively controls the entire northeast quadrant of this heavily-used intersection. There is a signalized intersection at US Rte. 30 and Smith Rd.; more than 25,000 cars pass the site each day.

The parcel is being sold with an assignable contract to ±4.2 acres with Tractor Supply Company. The terms of the contract include removal of an existing barn and outbuildings as well as the widening of Smith Rd. and installation of curb cuts. These improvements will represent a significant enhancement to the property for the new owner, as these infrastructure enhancements will increase the accessibility of the entire parcel. The TSC contract establishes a permanent easement across their property to the remaining acreage. There is also an LOI in place for an additional parcel.

Zoned EC-1, permitted uses include offices for business, corporate headquarters, scientific laboratories, data processing and other activities of a similar type. The auction will be held at the Wyndham Gettysburg, 95 Presidential Circle in Gettysburg, directly across from the auction parcel.
