NJ HFMA

Bayshore Village Port Monmouth, NJ

Size: 107,000 SF Energy Star® Certified Apartments When Superstorm Sandy struck in 2012, the senior citizen community known as Bayshore Village suffered devastating consequences. As part of the new project, by Community Investment Strategies and Middletown Senior Citizens Housing Corporation and financed primarily by the New Jersey Housing and Mortgage Finance Agency, all of the buildings were demolished. A new, three-story building is set above flood elevation. To help mitigate the impact of rainfall, the project incorporated a resilient stormwater management design, which decreased site runoff, and created a detention and water quality treatment area. The developer also decreased the site’s impervious coverage and kept the low-lying area where the previous apartments stood as open space. All mechanical systems were placed above flood elevation, and wind/water penetration resistant details were added. The complex was built using durable cement board exterior siding; state-of-the-art insulation and weather barrier system; and hurricane-rated windows. All units are equipped with energy-efficient lighting and appliances.
