Walters Group

Stafford Park Manahawkin, NJ

Size: 370 acres, 650,000 SF gross leasable area A LEED-certified mixed-use redevelopment with outstanding residential, retail and recreational elements, was built on property that was formerly occupied by two landfills and lies in the Regional Growth Area of the Pinelands region. Construction involved a lengthy remediation process and major roadway improvements as well as the preservation of land and the long-term protection of plant and animal habitat. Retail tenancy includes Costco, Target, Dick’s Sporting Goods, PetSmart, Best Buy, AT&T, Ulta, Vitamin Shoppe, Olive Garden and Five Below. The completed residential component consists of Stafford Preserve, 216 apartment units; and Stafford Park Apartments, 112 affordable housing units.

Waters Retail Group

Shoppes at Belmont Lancaster, PA

Size: 70 acres, 365,298 SF Ground broke on the 365,298 SF Shoppes at Belmont in Fall 2016 and will open this Spring. The Shopping Center, with 30 retail stores and restaurants, is part of a mixed-use development that will also include 87 single family and townhouse units. The Shoppes at Belmont will include such anchors as Target, Whole Foods, Nordstrom Rack, Dick’s Sporting Goods, and Michael’s. Joining them in the main street include Ulta Beauty, Rack Room Shoes, Lane Bryant, Carter’s, OshKosh B’gosh, Hallmark, Finch Jewelers, and Inu Salon & Spa. Restaurants will also be an integral part of the development, with P.F. Chang’s, Harvest Seasonal Grill & Wine Bar, and CoreLife Eatery all set to open. Highlighting the development will be the “Main Street” with smaller stores, restaurants and cafe’s overlooking a decorative fountain and small park area. Numerous sidewalks and walking and bicycle paths were provided for the nearby residents and customers, in addition to a Red Rose Transit bus shelter and stop.

Key Properties

Hanover Crossroads Cedar Knolls, NJ

A 42,000 SF combination T.J.Maxx/HomeGoods store opened in August 2017 and serves as anchor tenant at Key Properties’ Hanover Crossroads. The new shopping center, which celebrated its formal grand opening one month later, is fully leased to a mix of complementary shopping, dining and service tenants. The property’s main in-line retail building also houses Old Navy, Famous Footwear, Five Below and Ulta Beauty stores – all of which opened in 2017. Three pad sites are occupied by Auto Zone, QuickChek and MedExpress Urgent Care. Construction is underway on the property’s final pad site, which will house IHOP and Italian eatery Mangiamo.
