Sitex signs lawn-garden tool manufacturer to full-building lease in Stateline Business Park


Mahwah, NJ — After living through back-to-back nor’easters this winter, New Jersey residents may be happy to learn a manufacturer of lawn and garden tools that offers a full line of what it calls “smart winter solutions” will open a new distribution center in Mahwah.

SnowJoe leased the entire 271,195 s/f distribution center recently developed by Sitex Group at 100 Performance Drive in the Stateline Business Park. The new facility, which is part of the same complex that includes Jaguar’s and LandRover’s North American headquarters, is located less than a mile from the intersection of Rte. 17 and interstates 87 and 287.

The building includes 36-foot clear ceilings and can manage 25,000 pallet positions. The property also includes 36 loading docks and two drive-in bays. SnowJoe was founded in 2004 to design and manufacture its line of winter products before expanding to distribute a wide range of lawn and garden products. SnowJoe CEO Joseph Cohen said the company often sees higher demand during winter storms and other weather-related emergencies.In addition to its new distribution center in Mahwah, the company has a 120,000 s/f e-commerce distribution center at 305 Veterans Blvd. and a 33,000 s/f building at 100 Triangle Blvd., both in Carlstadt.Brain Scheuer of Chaus Realty represented SnowJoe in its site selection and lease negotiations.
