A.J. Sussman Company negotiates $2.4M sale of Dollar Tree Plaza in Millville, NJ

Alan Sussman represents seller of 33,841 s/f multi-tenant property



Millville, NJ — A.J. Sussman Company, a regional commercial and investment real estate brokerage specializing in income-producing properties, announced the sale of Dollar Tree Plaza, a neighborhood retail shopping center located at 700 N. 2nd Street in Millville. The 33,841 s/f multi-tenant property, situated on 3.46 acres, sold for $2.4 million ($72 psf). Founder and principal Alan Sussman represented the seller, AF LLC, in the transaction.

Anchored by national retailers Dollar Tree and Family Dollar, the center serves as an established neighborhood shopping destination for the Millville community with a mix of retail and food tenants. At the time of sale, the strip center was nearly fully leased, with only one 5,000 s/f end-cap space remaining, which the new ownership plans to lease to a food operator.

The buyer, YK Millville LLC, a New Jersey-based investor, acquired the property as a long-term retail investment. Located along North 2nd Street (Route 47), the center benefits from strong visibility and accessibility within a retail corridor serving the greater Cumberland County market.

Said Sussman of the deal, “Neighborhood retail centers anchored by national discount retailers continue to attract investor demand. Dollar Tree Plaza represents a well-located asset with strong tenancy and future leasing potential.” While Sussman Company has historically been known for its multi-family investment brokerage work, the transaction represents the firm’s third retail investment property sale within a short period of time, reflecting continued investor demand for stabilized neighborhood retail centers.
