Rittwager inks lease at 449 Doremus Ave.

NEWARK, NJ — Advance Industrial Group has facilitated the leasing of 449 Doremus Ave., a nearly seven-acre industrial site near Port Newark-Elizabeth, on behalf of Garden State Cold Storage and Ruggiero Seafood Inc. & Affiliates.

The property has been repositioned and modernized by ownership groups Deugen Investment Group and Devli Real Estate. Their investment has transformed the site into a rare, low-coverage infill industrial parcel that combines functional warehouse space with critical industrial outdoor storage (IOS) and trailer parking capacity in one of the most supply-constrained markets in the country.

Anthony Rittwager, CCIM, SIOR of Advance Industrial Group represented Garden State Cold Storage and Ruggerio Seafood Inc. while the landlord was represented by The Blau & Berg Company.

The site offers ±30,000 s/f of industrial warehouse space with 40-foot clear heights, and dual overhead 5- and 35-ton cranes located in the city’s heaviest industrially zoned region. Situated on ±6.94 acres, the property also provides expansive paved, fenced, and lit industrial outdoor storage including tractor-trailer parking; a most prized resource for logistics and port-centric users. Another strategic advantage is the site’s elevated grade being among the highest in the port district, a challenge that can affect low-lying industrial sites near the Port Newark-Elizabeth complex.
