Lakewood, NJ – Global commercial real estate advisor, Avison Young announced that First Priority Group (FPG), a manufacturer of emergency and specialty vehicles, has signed a full‑building, 75,000 s/f industrial lease at 1719 Oak St. in Lakewood. The substantial footprint represents a major operational expansion for FPG, enabling the company to significantly increase production capacity as it responds to accelerating nationwide demand for its next‑generation ambulances and emergency transport units.
The tenant, FPG, was represented in the transaction by Avison Young principals JC Giordano, Tim Cadigan and Matt Turse, together with VP Steve Gianis.
FPG previously occupied approximately 40,000 s/f at 2444 Ridgeway Blvd., Building 500 in Manchester, NJ. It is expected to take occupancy in its new class A 75,000-sf facility – nearly double the previous footprint – in June 2026. The industrial space delivers scale, layout flexibility and efficiency enhancements required to support FPG’s rapidly expanding customer base of municipalities, EMS providers and healthcare systems. The lease marks a key milestone in FPG’s strategic plan to boost production capacity and modernize operational workflows within a purpose-built industrial environment.
“This lease gives FPG the room and resources to scale their operations in a facility designed for efficiency and long‑term growth,” said Cadigan. “Their expansion in Lakewood underscores a strong commitment to delivering best‑in‑class emergency vehicles for essential service providers locally and across the country.”
The Lakewood property provides key manufacturing advantages, including a skilled labor pool, access to major distribution routes, ample power, and a layout optimized for FPG. These features enable the company to boost production amid surging demand for emergency vehicles. The expansion will also strengthen Lakewood’s industrial base by adding new manufacturing activity and increasing the township’s appeal to high‑value industrial users.
“Our Manchester facility played a vital role in building the foundation of who we are today,” said Alex Cherepakhov, CEO of First Priority Group. “The transition to Lakewood represents the next phase of our evolution — expanding our capabilities, increasing capacity and positioning our team to meet the growing demands of our dealer partners and customers, while strengthening our operational efficiency and long-term growth.”
