Barbara Gross of Sheldon Gross Realty brokers NJ sale


NEPTUNE, NJ — A 17,000 s/f, office/flex building located at 3443 Rte. 66 in Neptune has been sold for $3.2 million. The investment purchase was co-brokered by Sheldon Gross Realty executive vice president Barbara Gross and KW Commercial sales representative Glenn Jaffe.

Located at a signalized intersection at the junction of Green Grove Rd., the three-acre site allows for expansion and additional parking. The building is 90% leased by Marcum, one of the top accounting firms in the nation, as well by Kiddie Academy, a leading educational child-care program.

“This property is tremendously desirable; as soon as we listed it, we received a large number of inquiries,” said Gross. “The buyer realized immediately that it represented a terrific opportunity.”

In a separate transaction, A two-story, 18,000 s/f industrial property in Plainfield has been sold for $1.23 million. The former storage and fabrication facility, at 403 Berckman St., was acquired by Eurasia Stone in a deal brokered by Sheldon Gross Realty.

The property features a pair of distinct indoor spaces – a 10,500 s/f ground floor featuring an office and warehouse, plus a 7,500 s/f upper floor for additional storage.

“Eurasia Stone was looking for a storage facility, which is what this property is primarily suited for,” said Sheldon Gross Realty’s Matt Leonelli. “As an example of how ideal a solution it is, the warehouse can comfortably store dozens of 10-foot slabs. It’s perfect – and the location is also terrific.”

“A Manhattan-based company, Eurasia Stone was seeking a storage and fabrication facility in New Jersey,” said Sheldon Gross Realty’s Matt Leonelli. “They needed convenient access to area ports and to their headquarters office. Ultimately, this location addressed all their needs.”
