Burke & Manna Real Estate and owner's representative Silverstein announce 2,700 s/f lease at Middlebrook Plaza

OCEAN TWP., NJ – Event venue Villa Bella is coming to Middlebrook Plaza in Ocean Township, joining an evolving tenant mix at the 253,000-square-foot shopping center on Route 35 at Deal Road. The 2,700 s/f lease was arranged by Michael Manna of Burke & Manna Real Estate and Owner's Representative Bernard Silverstein, a partner of developer Garden Commercial. Glenda Dembreze of RE/MAX Synergy served as the tenant’s broker. 

Villa Bella is a new venture for sisters Isabel Abreu and Kelly DeOliveira, who share a passion for party planning. The business will specialize in hosting intimate celebrations of all kinds, from bridal showers and birthdays to spa experiences and parties/events for all ages. Villa Bella is set to open at Middlebrook Plaza in Spring 2026.

Anchored by Kohl’s and Floor & Décor, Middlebrook Plaza’s tenant lineup includes new additions Alpha Gym and King House Sushi (coming soon). The property also features Dollar Tree, alongside a variety of retailers, dining options and service providers.  

Offering outstanding access and visibility, Middlebrook Plaza is proximate to the Garden State Parkway, and routes 18, 36 and 66. The property serves a growingpopulation of 150,000 residents within a five-mile radius, with an average household income of $114,000 within those same five miles.
