The buyer, 7035 LLC plans to continue operating the property as a multi-tenant industrial flex building. The property, which was 100% leased at the time of sale has a great mix of tenants including Northeast Parts Group (NAPA), Toshiba Business Solutions, Lehigh Valley Sports Tuff, Spruce International, Sarene Craft Beer Distributors and Maripak AH Americas Headquarter. “We quickly placed the property under agreement as there were a large number of investors looking for this type of investment,” said Cindy McDonnell Feinberg, CCIM, principal with Feinberg Real Estate Advisors. “We have a large database of investors and know these buyers well, so within a week of having the property ready to market we identified a buyer.” “Cindy quickly developed a plan for marketing the property and was very diligent about keeping me involved in the review of the investment prospects for this property,” said Stan Theodoredis, general partner of Pony Partners, LP. “Her expertise, knowledge of the market and her attention to detail, especially as it relates to an investment property, maximized our sale price,” said Theodoredis. “I was very happy with the results Cindy produced.”
