Bensalem, PA — Colliers announced the sale of a 106,045 s/f manufacturing and distribution facility situated on 7.91 + / - acres located at 1211 Ford Rd. in Bensalem to UniCup International. The transaction was facilitated by a Colliers team consisting of Richard Gorodesky, SIOR, Andy McGhee, and Adam Gorodesky, CCIM, who marketed the property, representing the seller, Faropoint.

Based in Bensalem, UniCup International specializes in custom printed paper cup manufacturing, placing a strong emphasis on both quality and environmental responsibility. With the acquisition of the 1211 Ford Rd. facility, UniCup International will continue to grow its operations to produce high-quality disposable cups.

The industrial facility at 1211 Ford Rd. in Bensalem, Bucks County offers 106,045 s/f on a 7.91-acre site within Bridgewater Industrial Park. With 18-foot clear ceiling heights, 6,000 s/f of modern office space, and a versatile layout supported by 17 tailgate loading docks and 5 drive-in doors, the building is well-suited for manufacturing and distribution uses. Strategically located, the site provides direct access to I-95, the Pennsylvania Tpke., and other major highways with quick connections to major bridges and Center City Philadelphia. These features combine to make 1211 Ford Rd. a rare, highly functional asset positioned to support long-term growth.

“The success of this sale, with multiple offers generated, is a testament to both the outstanding condition of the asset under Faropoint’s ownership and the strength of the current industrial market,” said Richard Gorodesky, SIOR, vice chair at Colliers. “As the only available manufacturing facility over 50,000 s/f in the area available at the time, it offered a rare opportunity that aligned perfectly with UniCup International’s consolidation and growth plans. Their purchase marks an exciting expansion for the company and a great outcome for all parties involved.”

“The disposition of 1211 Ford Rd. underscores our ability to unlock value through an owner-occupier sale for assets in supply-constrained submarkets,” said James Calamia at Faropoint. “The Colliers team successfully navigated dynamic market conditions to find the ideal buyer, optimizing our portfolio and helping to create value for investors. ”UniCup International’s purchase of the new facility represents the strength of high-quality property types in the submarket. This transaction also illustrates how expanding occupiers remain drawn to strategically positioned, well-maintained properties that can support long-term growth.

This sale represents the 4th time Colliers has sold this property since the first sale in 2016. While that sale was to an investor, the second sale was to another manufacturer who used the facility to make windows. The third sale was to Faropoint who is a value-add investor; and now this 4th sale returns the property to another manufacturing “user”.
