Dublin, VA — DWG Capital Partners has purchased 320 Newbern Rd., an 83,683 s/f manufacturing facility in Dublin, VA, in a pre-market acquisition that aligns with the firm’s long-term investment strategy of acquiring high-quality American industrial real estate. A new 20-year absolute triple-net lease with Commercial Vehicle Group was signed in the sale-leaseback acquisition.
“Following extensive due diligence, we developed strong conviction in the tenant’s business, which operates across five continents and is supported by exceptional corporate credit,” said Judd Dunning, founder and principal, DWG Capital Partners. “We believe is uniquely positioned to benefit from the continued expansion of American manufacturing.”
Situated along I-81 in Southwest Virginia’s New River Valley, the 4-7-acre property features 14’-16’ clear heights, six dock-high doors, one grade-level drive-in door and outdoor storage.
Colliers’ Albert Hernandez and Rob Stockhausen represented CVG, and financing was provided by Skyline National Bank.
“Today’s market presents outstanding opportunities to acquire institutional-quality industrial assets with durable cash flow and long-term value,” remarked Dunning.
