Garden Communities announces multifamily activity in Bergen County

BERGEN COUNTY, NJ — Garden Communities announced multifamily activity in Bergen County, NJ:

Demolition has commenced at 800 Sylvan Ave. in Englewood Cliffs, where Garden Communities will introduce a highly amenitized, luxury multifamily community atop New Jersey’s Hudson River Palisades. The project marks the first new multifamily development in more than four decades for this affluent, highly desirable Bergen County municipality.

In late 2021, Garden Communities purchased the 20-acre parcel at 800 Sylvan Ave., which for decades housed office and R&D operations for consumer products giant, Unilever. In a market with limited inventory, the site offers a prime location for reuse as multifamily, according to Garden Communities’ Brett Tanzman, principal. The development plan responds to the region’s sustained need for additional housing options and will offer a modern live/play product.

“Bergen County is New Jersey’s most heavily populated county – a region known for its high quality of life, well-educated labor pool and robust healthcare systems,” said Tanzman. “Within that context, 800 Sylvan Ave. sits directly across from NYC – less than five miles from the George Washington Bridge. It is truly a special property and one we look forward to bringing to its best and highest use.”

In Hackensack, Garden Communities has welcomed the first residents to The Jefferson in Uptown Hackensack. The on-site leasing and management office is now open and meeting prospects and residents in person seven days a week.

The highly amenitized, luxury rental community has seen strong leasing interest since its introduction in early summer. The Jefferson’s robust pace speaks to Hackensack’s appeal as a vibrant, reemerging city, according to Garden Communities’ Scott Loventhal, managing director. Located at 2 Kinderkamack Rd. The Jefferson offers a distinctive live/play lifestyle in desirable Bergen County.

“It’s always an exciting milestone when residents move in and begin transforming a building into an active, social environment,” Loventhal noted. "Witnessing first-hand how quickly renters responded to The Jefferson is tremendously gratifying. And now that the leasing office is open and offering in-person tours we expect that momentum to continue.”

Designed by Minno & Wasko Architects and Planners, The Jefferson ultimately will include 377 residences with floor plans from 735 to 1,598 s/f. The airy, light-filled apartment homes are thoughtfully designed and appointed with oversize windows, dramatic living spaces and private balconies in almost every apartment. Gourmet center-island kitchens, in-suite washers and dryers, and ample closet space are additional highlights. In-apartment conveniences include individually controlled heating and air conditioning, Latch smart-access keyless entry, and more.
