Phase 2 to deliver 229 new units across four buildings, slated to open Summer 2026

Washington, DC — Gilbane Development announced the launch of leasing for Phase 2 of Barnaby & 7th, the affordable housing redevelopment project in Washington, DC. Phase 2 will deliver 229 units across four buildings.
Set to open in the summer of 2026, Phase 2 of Barnaby and 7th features a mix of studio to three-bedroom apartments serving households earning 50% and 80% of the Area Median Income. Twenty percent of the homes will be set aside as Permanent Supportive Housing units administered by DC’s Department of Homeless Services.

Phase Two includes four new residential buildings, expanding the community with

• The Solomon – 4373 Barnaby Rd., SE Washington DC
• The Marte – 4233 7th St., SE Washington DC
• The Lewis – 4225 7th St., SE Washington DC
A defining aspect of Phase 2 is the new pedestrian walkway designed to enhance connectivity across all six buildings of the larger Barnaby & 7th development, reinforcing the project’s vision of an integrated, walkable community. The community will feature inviting outdoor spaces, including landscaped seating areas and a shared patio designed for recreation and relaxation.
Phase 2 builds on the momentum of The Upland, the recently completed Phase 1 of Barnaby & 7th, which delivered 169 units including 34 Permanent Supportive Housing units for households earning 30% and 50% AMI.
Phase 3 of Barnaby & 7th will include an additional 100+ rental units spanning across one multifamily building.
Across the full Barnaby & 7th development, green roofs are designed to meet DC’s stormwater management requirements and accommodate solar panels, reducing the project’s environmental impact and carbon footprint.
When complete, Barnaby & 7th will deliver 498 new affordable housing units located at the intersection of 7th St., SE and Barnaby Road, SE. The location is transit-friendly, well-served by metro bus lines and major highways, providing safe and convenient access to various parts of Washington DC.
The development fosters a sense of community by offering amenities designed to enhance the quality of life, ensuring residents have a comfortable and supportive environment to call home. All residents of Barnaby & 7th will benefit from on-site social services focused on wellness, education, and employment, alongside financial education classes to assist residents in retaining housing and improving their quality of life.
