Industrial Investments’ Bown, III arranges three leases at two fully occupied King of Prussia properties

Transactions total 69,310 s/f at 711 First Ave. and 421 Feheley Dr.


KING OF PRUSSIA, PA — Industrial Investments, Inc. has completed three lease transactions at two King of Prussia light industrial properties.


At 711 First Ave., a 54,225 s/f light industrial property within the Moore Park industrial and business campus, Sherwin-Williams expanded by 14,375 s/f, bringing its total occupancy to 28,375 s/f. The company also executed a long-term lease renewal, extending a tenancy at the property that dates to 1990.

GMP Nutraceuticals also renewed its 25,850 s/f lease at 711 First Ave. under a new multi-year agreement. The company has occupied space at the property since 2015. With both transactions completed, the building remains 100% leased.

Both transactions at 711 First Ave. were negotiated in-house by Bown.

The property provides convenient access to I-76, I-276, US Route 202 and the Pennsylvania Turnpike, supporting distribution, manufacturing and service operations.


Industrial Investments also completed a long-term renewal with ConnectUs Corp. for 15,085 s/f at 421 Feheley Dr., a 50,500 s/f multi-tenant light industrial building in King of Prussia. ConnectUs has occupied the property since 2021, and the renewal keeps the building 100% leased.

ConnectUs is a technology solutions provider specializing in the design, integration and deployment of communications infrastructure and connectivity solutions for commercial, enterprise and public-sector clients.

The property features 20-foot clear ceiling heights, loading capabilities and access to the region’s major transportation corridors, making it suitable for warehouse, distribution and light manufacturing uses.

Bown represented ownership in the transaction, while John Leubecker, managing director at JLL, represented ConnectUs.
