Industrial Investments completes 113,085 s/f of long-term leases in Montgomery County

Montgomery County, NJ — Industrial Investments, Inc. announced a series of long-term lease transactions across Pennsylvania, underscoring strong demand for its strategically located industrial and flex properties in Willow Grove, Horsham, and King of Prussia.

In Willow Grove, Gemini Bakery Equipment Co. has leased space at 2445–2465 Maryland Rd. The 59,185 s/f industrial facility offers a highly functional layout and strategic location, making it an ideal fit for Gemini Bakery Equipment Co.’s continued growth and operational needs. The property features 17-foot clear ceiling heights, five tailgate loading doors, two drive-in doors, 13,700 s/f of existing office space, heavy power, and a newly installed sprinkler system.

Positioned just one-quarter mile from Exit 343 of the Pennsylvania Tpke., the building provides exceptional regional accessibility. In addition, the property benefits from more than 500 feet of frontage along the Pennsylvania Turnpike, offering prominent visibility within one of the region’s most heavily traveled corridors.

Industrial Investments acquired the 67,294 s/f light industrial/flex building in August 2025 as an office-to-industrial conversion. Tenant improvements are currently underway, with delivery of the space to Techline anticipated by the end of the second quarter of this year.

The unit also includes 6,500 s/f of dedicated showroom space, LED lighting throughout, new warehouse heaters, and refinished warehouse flooring.
