J.G. Petrucci completes 1M+ s/f of Q3 transactions and projects
Activity includes industrial, cold storage, manufacturing and retail properties
Asbury, NJ — J.G. Petrucci Company, Inc. (Petrucci) had over 1 million s/f of activity in Q3 2026 across new leases, acquisitions, renewals and projects delivered, spanning manufacturing, cold storage, distribution and retail.
New Leases
An undisclosed food manufacturer will occupy 62,112 s/f at 757 Hellertown Rd. in Bethlehem, PA, within Lehigh Valley Industrial Park VII. The warehouse is under construction in joint venture with BGO, with delivery expected this fall. The tenant will use the space for cold storage and assembly operations, with a full fit-out by Iron Hill Construction Management. J. Eustace Wolfington with Newmark represented the tenant, and Jeff Lockard, Kevin Lammers and Maria Ratzlaff with JLL represented the landlord.
As part of the same joint venture, Freshpet will move into a 216,000 s/f cold storage facility later this year, its first dedicated cold storage facility.
An undisclosed international food manufacturer leased 156,000 s/f at 1025 Feather Way in Lehigh Valley Industrial Park VII in Bethlehem. Brian Wilson with Resource Realty represented the tenant, and Vincent Ranalli, Ryan Barros, Tony Gruenling, Leah Balerno, Kevin Kelly and Andrew Belcher with CBRE represented the landlord.
Two tenants leased space at 539 Jacksonville Rd. in Warminster, bringing the 112,000 s/f building to full occupancy. Lowe Rental Inc. will occupy 48,500 s/f, and Innotech Laser will occupy 17,000 s/f. Sean Durkin and Frank Roddy with Roddy, Inc. facilitated the transactions.
An undisclosed tenant leased 70,000 s/f of class A warehouse space at 2500 Emrick Blvd. in Bethlehem. Chad Hillyer with CBRE and Michael Adams, SIOR, Sarah Finney Miller and Collin Holben with NAI Summit facilitated the transaction.
Acquisition
Petrucci acquired a 36,000 s/f office, warehouse and manufacturing facility at 2124 Avenue C in Bethlehem. The property is occupied by RCN Telecom Services, Inc. Jon Gelman with Gelcor Real Estate facilitated the transaction.
The firm also acquired a 50,593 s/f office and lab property at 7150 Windsor Dr. in Allentown, occupied by Mérieux NutriSciences. Matthew Blumberg with JLL facilitated the transaction.
Renewals
Rodon Limited Partnership renewed its lease for 50,000 s/f at 2990 Bergey Rd. in Hatfield. Jon Gelman with Gelcor Realty facilitated the transaction.
Strahman Valves renewed its lease for 54,000 s/f of manufacturing space at 2801 Baglyos Circle in Bethlehem. Bill Wolf with CBRE facilitated the transaction.
Curaleaf also renewed its lease at 1440 Manheim Pike in Lancaster.
Projects Delivered
J.G. Petrucci and Iron Hill completed a $10 million renovation of The Palace at Somerset Park in Somerset, NJ. The 72,000 s/f event complex was originally delivered by Petrucci and Iron Hill in 2005. Renovations included new indoor/outdoor pavilions, bride and groom suites and updates to the ballrooms and cocktail spaces.
An 80,522 s/f industrial facility was completed for an undisclosed client at 100 Commerce Lane in Easton, PA.
Petrucci and Iron Hill also delivered a 71,300 s/f gnocchi manufacturing plant in Allenwood, PA, for Il Pastaio. The $12.5 million facility marks the Italian company’s expansion to the U.S. and is expected to support 74 full-time jobs.
In August, Bosch Rexroth celebrated the grand opening of a 50,000 s/f logistics center at its Bethlehem industrial hydraulics campus. The expansion features an advanced AutoStore system designed to increase distribution capabilities.
