93.4%-leased regional shopping center features Kohl’s, TJ Maxx, HomeGoods, Burlington, and Ulta



HOWELL, NJ — JLL has been retained on an exclusive basis to arrange the sale of Howell Commons, a 298,475 s/f regional power center located at 4701-4799 US Rte. 9 North in Howell Twp., Monmouth County.

The 93.4%-leased shopping center is anchored by one of the nation’s top-performing Kohl’s stores and features a national tenant roster that includes TJ Maxx, HomeGoods, Burlington, Michaels, Old Navy, Ulta and Famous Footwear. Several junior-anchor tenants have renewed, extended or signed new long-term leases within the past five years, supporting a durable income stream at the property.

Situated on 35.35 acres along the heavily traveled Route 9 retail corridor, Howell Commons benefits from traffic counts exceeding 40,000 vehicles per day. The center was developed between 2001 and 2004 and renovated in 2014.

According to Placer.ai data cited by JLL, several tenants rank within the top 1% of their respective national portfolios. The center is home to New Jersey’s highest-ranked Burlington location based on visits per square foot and the nation’s top-ranked Great Clips based on total visits. Chipotle also reports sales of approximately $1,380 psf.

Howell Commons’ occupied space is composed of 99% national tenants, with an average tenant tenure of 16 years. The property has also demonstrated strong small-shop leasing momentum, generating rent growth of up to 37% on negotiated renewals since 2022.


JLL is positioning the offering as an opportunity to acquire a premier regional shopping center with strong store-level performance, tenant retention and small-shop rent growth in one of Central New Jersey’s most active retail corridors.

The property will be offered free and clear of existing mortgage financing. JLL’s Debt Advisory team has underwritten the opportunity and is available to consult with prospective purchasers.

The JLL marketing team is led by senior managing director Jose Cruz and senior director J.B. Bruno, with support from analysts Cole Doyon and Cameron Hill. Director Ryan Carroll is advising on financing, while managing director David Townes and vice president Alana Friedman are handling leasing.
