KABR Group, Hornrock Properties break ground on multi-family building in Ridgefield Park, NJ

Ridgefield Park, NJ — KABR Group and Hornrock Properties have broken ground on a new six-story luxury multi-family rental building at 95 Challenger Rd., marking the first multi-family development within Ridgefield Park’s Overpeck Corporate Center and a major milestone for the 60-acre mixed-use campus located just five miles west of Manhattan.
Principals from both firms were joined by Mayor Adam MacNeill, municipal officials, and local dignitaries to celebrate the start of construction on the 216-home community. Set along the banks of Overpeck Creek and adjacent to the 805-acre Overpeck Park, the development will offer modern residences, a full suite of amenities, and 2,000 s/f of ground-floor retail space. The community will also include 22 affordable apartments, reinforcing Ridgefield Park’s commitment to providing diverse housing options.
Alongside KABR Group, Hornrock Properties brings extensive development experience to 95 Challenger Road.

Designed by Minno & Wasko Architects and Planners, the building will feature a mix of studio, one-, and two-bedroom residences and a comprehensive amenity collection, including an outdoor pool, resident lounge, café, coworking space, game room, golf simulator, children’s playroom, pet spa, and a state-of-the-art fitness center. Residents will have access to enclosed garage parking with EV charging stations.
The property spans 4.66 acres on the northeastern edge of Overpeck Corporate Center. Residents will also enjoy direct walking access to Overpeck County Park, Bergen County’s premier recreational destination spanning more than 805 acres, which includes multiple athletic tracks and fields, picnic and fishing areas, a children’s playground, a canoe/kayak launch into Overpeck Creek, a grass amphitheater, five miles of walking and bike trails, and more.
The location offers exceptional regional connectivity via the New Jersey Turnpike, Interstate 80, and Route 46, with convenient access to the George Washington Bridge, Lincoln and Holland tunnels, New York City, and nearby Hudson River waterfront communities including Fort Lee, Edgewater, Hoboken, and Jersey City. NJ Transit bus service is also available in the surrounding area.
KABR also controls 64 Challenger Road, where it is working with the municipality on plans for a second multi-family building.
