KLNB’s Landlord Team secure three new leases at Montrose Shopping Center in Rockville, MD

The trio of new tenants have brought the flex portion of the property up to 100% occupancy


ROCKVILLE, MD — KLNB announced the Maryland Landlord Team, that includes principal Ken Fellows and associate Keiry Martinez, has successfully secured three new industrial leases at Montrose Shopping Center, located at 5520-5636 Randolph Rd. in Rockville. The trio of new tenants have successfully brought the flex portion of the property up to 100% occupancy.

This milestone was achieved following three strategic leasing transactions totaling 8,608 s/f, signing a diverse mix of tenants to complete the building’s roster:

American Cedar & Millwork (4,208 s/f) is a family-owned, high-end architectural building materials dealer, operating in the Mid-Atlantic for over 40 years.

Corolla Beauty (2,200 s/f) is a beauty supply and wholesale company specializing in professional-grade hair care products and salon equipment.

Neural Movement (2,200 s/f) is an innovative fitness and rehabilitation facility that bridges the gap between neuroscience and physical performance.

“The landlord came to us with a clear objective, and they chose KLNB because they knew our reputation for delivering results,” said KLNB’s Keiry Martinez. “Our deep understanding of the industrial market allowed us to provide our client with the data-focused insights necessary to make informed, confident decisions. It’s rewarding to see this property reach full capacity through a collaborative effort that prioritizes the specific needs of our client.”

The 119,378 s/f (GLA) Montrose Shopping Center is a retail destination anchored by MOM’s Organic Market. Sitting just off Rockville Pike, one of the region’s busiest corridors, the property offers consumer visibility and ample surface parking, two features that make it a highly sought-after location.

In other news, KLNB announced the $28,500,000 off-market acquisition of 45190 Ocean Ct. in Sterling, VA. KLNB principals Ryan Goeller and Chase Stewart, senior vice president Jeff Tarae, and associate Tyler Cumberland represented the buyer, JK Land Holdings (JKLH), in the purchase of the 83,330 s/f industrial warehouse.

“This transaction highlights KLNB’s ability to deliver creative, relationship-driven solutions in an extremely competitive industrial environment,” said KLNB Principal Ryan Goeller. “By identifying a highly sought-after, off-market property, we were able to create an opportunity that didn’t otherwise exist. And by showcasing our expertise of the Dulles region’s leasing dynamics, we are positioned to maximize the long-term value of this asset.”

This acquisition is the latest milestone in the long-standing partnership between KLNB and JKLH. KLNB continues to serve as a strategic partner throughout the entire investment lifecycle by providing high-level advisory that extends well beyond the initial sale, from sourcing and acquisition to long-term leasing and asset stabilization.

The building was previously owned by Sterling Davis Properties LLC, and the current occupying tenant is Belfort Furniture, which is slated to vacate the space in June.
