NORFOLK, VA — Kushner announced the acquisition of a 295-unit multifamily community in Norfolk. Formerly known as Livano Norfolk, the property has been rebranded District 757. LIV Development was the seller, with Berkadia serving as the broker on the transaction. Financing was provided by Fannie Mae, arranged by Berkadia mortgage team.

Located at 6163 Kempsville Circle in Norfolk’s Midtown Medical District, District 757 sits across from Sentara Leigh Hospital and just minutes from Downtown Norfolk and Virginia Beach. It’s positioned in a major employment corridor, surrounded by 62,000+ military jobs near Naval Station Norfolk and close to key healthcare hubs like Sentara Brock Cancer Center and Eastern Virginia Medical Center.

The acquisition expands Kushner’s Hampton Roads footprint to more than 1,000 units, reinforcing the company’s commitment to high-growth markets supported by strong fundamentals. The community will be integrated into the Westminster Management portfolio, bringing its established operational platform and service standards to the property.

Completed in 2024 and now 96% leased, District 757 offers 297,436 s/f of rentable space with studio to three-bedroom units ranging from 614–1,645 s/f. Apartments feature modern, high-end finishes—wood-style flooring, gourmet kitchens with shaker cabinets, granite countertops, stainless-steel appliances, and ceramic tile backsplashes—plus in-unit washer/dryers and private outdoor spaces.

The community offers a robust, modern amenity package, including:

• 12,000 s/f clubhouse with entertainment kitchen, lounge areas, and gaming spaces

• Year-round resort-style pool with sundeck, and grilling area

• Sky lounge

• Co-working suites with private offices, conference room, and business center

• 24-houe fitness center with indoor/outdoor access, yoga/spin room, Echelon equipment, and InBody scale

• Meditation courtyard and pavilion

• Multiple grilling stations and outdoor recreation areas

• Pet Park

• EV charging stations

• Gated resident parking with 457 total spaces

The acquisition underscores Kushner’s long-term confidence in Hampton Roads, where strong medical and military employment continues to fuel demand for quality rental housing.

“This is a standout property in a market supported by durable economic drivers and a growing population,” said Laurent Morali, CEO. “District 757 aligns perfectly with our strategy of acquiring high-performing assets that we can hold long-term while enhancing the resident experience through our management expertise and scale.”
