Gettysburg, PA — Off the Hunterstown Exit of Rte. 15 in Gettysburg, a major investment in affordable housing has officially changed hands. Landmark Commercial Realty recently facilitated the $3.4 million sale of Castle Hill Manufactured Home Community, a well-established 60-pad park with modern infrastructure, including 52 acres of additional land adjacent to the existing community. The expansion property was a key driver in the transaction, as the new owner, Ridge Park Community LLC, plans to develop a significantly larger community to meet the housing needs in the area.
Castle Hill Manufactured Home Community has long been a well-maintained asset in Adams County. With updated water and sewer systems, the community offers an attractive and efficient setup for residents and operators alike. The additional acreage, which comes with strong road access and proximity to major routes, creates the opportunity for long-term development.
Landmark Commercial Realty represented the sellers, Castle Hill Associates and Pike Management, in the transaction. The deal was brokered by Chuck Heller, SIOR, executive VP, and Nick Sallack, senior associate.
“This was more than a land deal,” said Chuck Heller. “It was about finding the right buyer with a long-term vision for a quality housing community. Castlehill was already a solid performer — and now it’s poised for responsible growth.”
The Gettysburg area, known for its deep historical roots, is also evolving into a dynamic market for development. As demand for affordable, stable housing continues to climb, strategic sites like Castlehill are becoming increasingly valuable.
For Landmark, this sale reflects their commitment to helping clients maximize property value and connect with buyers investing in Pennsylvania’s future.
