Core Enterprises completes comprehensive capital improvement project at Greenwich Commons

Stewartsville, NJ — Larken Associates, a full-service commercial and residential real estate firm, announces that Core Enterprises, the firm’s in-house construction division, has completed a comprehensive capital improvement project at Greenwich Commons, located at 1 Greenwich St. in Stewartsville.
Located just off Route 22 and about a quarter mile from I-78, Greenwich Commons is a two-story, 42,896 s/f professional and medical office building in Warren County. The improvements, designed to create a refreshed, contemporary atmosphere, consist of new sconces and LED lighting, carpet tile flooring, furniture, signage, wallpaper, and wall paintings throughout the building’s common areas and hallways.
The project at Greenwich Commons reflects Larken Associates’ long-term ownership strategy, which centers around delivering a premier tenant experience in one of the tightest regional markets in the country. Across its approximately four-million s/f commercial portfolio, the firm continues to reinvest in its assets and ensure each building remains modern and well positioned to attract and retain tenants.

“We take deep pride in ownership, and unlike developers who build and sell, we hold our properties well beyond completion of construction and fully commit to always keeping them updated and uniquely appealing,” said Jillian Dorell, director of design at Larken Associates. “This approach helps us keep tenant retention rates across our commercial portfolio above industry standards and positions our buildings among the most attractive to companies and healthcare providers in the market.”
In a separate leasing assignment, Larken Associates announced a 1,200 s/f retail lease with Topline Nails Hillsborough LLC at The Shoppes at Woods Tavern, located at the corner of Amwell Rd. and Rte. 206 in Hillsborough. The lease marks the return of a beloved local salon that served the Hillsborough community for more than three decades before a fire in January 2026 forced its temporary closure. Topline Nails held a grand opening and ribbon cutting on Monday, August 3.
Formerly located at 256 Rte. 206 in Hillsborough, Topline Nails is a family-owned salon that Lisa Nguyen operated for more than 32 years. The fire destroyed the salon and everything inside, forcing the longtime business to close indefinitely. Moved by an outpouring of support from clients and the surrounding community, Nguyen’s daughters, Truc Luu and Tram Thompson, formed Topline Nails Hillsborough LLC to carry on the business their mother built. The new salon will be centered around the warm, family-oriented atmosphere clients have known for decades, with a continued focus on comfort and quality service.
The Shoppes at Woods Tavern is a two-building, 31,299 s/f office and retail center situated in a prime location in Hillsborough’s downtown business district.
The Shoppes at Woods Tavern is currently fully leased.
