New division adds tax-efficient real estate offerings for high-net-worth investors

BALTIMORE, MD — MCB Real Estate, an institutional commercial real estate investment management firm, has announced the launch of MCB Wealthbridge, a new division of MCB Real Estate, dedicated to delivering high-quality, tax-efficient real estate investment opportunities through 1031 exchange and other tax advantaged, and income and growth offerings.

Designed with high-net-worth individuals in mind, MCB Wealthbridge arrives at a pivotal moment. With one in four baby boomers owning commercial property, many are seeking to exit active property management while avoiding the heavy tax burden of capital gains. Completing a 1031 exchange using a Delaware Statutory Trust (DST) structure allows them to sell their properties and reinvest the proceeds into high-quality assets, many of which produce investor income, without taking on the usual responsibilities of direct ownership. Investors have potential to receive monthly distributions, preserve their equity, and enjoy the peace of mind that comes with passive investing.
The launch of MCB Wealthbridge is a strategic extension of MCB’s core strengths in investment management, acquisitions, development and asset management, opening access to institutional-quality, tax-advantaged real estate for a broader base of passive investors, while creating a more efficient capital structure for future investments.
MCB Wealthbridge will focus on stabilized multifamily, student housing, industrial, retail and other select properties—asset classes with durable income profiles and strong fundamentals. And unlike traditional real estate offerings, DSTs and other investment offerings allow for lower minimum investments, enabling broader participation and diversification.
Leading the new division as CEO and member of its investment committee is Mike Waddell. He has overseen more than $6 billion in DST and TIC transactions across multifamily, industrial, office, retail, and healthcare asset classes and previously served as president of Capital Square, helping grow the firm into one of the nation’s largest 1031 exchange sponsors.

MCB’s timing to launch the new division could not be more ideal. According to Mountain Dell Consulting, DST offerings raised more than $8.4 billion in 2025. So far, approximately $3.75 billion in equity has been raised year-to-date through May 2026, a significant increase from the $3 billion raised over the same period in 2025, and 2026 is on pace to be a record-breaking year, with annual projections reaching as high as $11 billion.
