Metz Industrial Group closes 47,500+ s/f of industrial, IOS Deals

EDISON, NJ — The Metz Industrial Group (MIG) of Bussel Realty Corp. (BRC) continues to capitalize on Northern New Jersey’s high-demand infill industrial market, closing four transactions totaling more than 47,500 s/f of warehouse space and one acre of industrial outdoor storage (IOS) in Linden and Kearny, two supply-constrained industrial submarkets.
The transactions underscore the sustained

strength of sub-50,000 s/f industrial product and IOS space near Port Newark/Elizabeth and Newark Liberty Airport.
In Linden, MIG represented CHS Development in leasing 20,000 s/f at 2500 Brunswick Ave. (Building B) to Weida Freight Systems. The team also secured a one-acre IOS lease at 1600 Lower Rd. to Alpha Cargo Transport on behalf of 1600 Lower Road Associates. Weida Freight

In Kearny, MIG represented RHS Hope LLC in leasing two units at 76–104 Third Ave.: 20,000 s/f to PuroClean of Newark and 7,500 s/f to Festive Planet. Both tenants were represented by CRP NJ.
MIG is led by Jordan Metz, principal, alongside Benito Abbate, senior associate, and James Friel, sales associate.
“Access to port infrastructure, major highways, and dense population centers is no longer optional but critical,” said Metz. “Tenants are moving decisively when well-located product hits the market, particularly in the small-bay and IOS sectors where availability remains limited. Linden and Kearny continue to outperform because they offer locations within minutes of the Port and New York City. We expect competition for functional, infill assets in these corridors to remain intense.”
2500 Brunswick Avenue is part of a 208,000-square-foot, seven-building industrial complex near Exit 13 of the New Jersey Turnpike and the Goethals Bridge. The property features 12- to 26-foot clear ceiling heights, wet and ESFR sprinkler systems, ample loading, and trailer parking.
