Paramus, NJ — NAI James E. Hanson has negotiated the sale of a 4-acre land parcel located at 143 W. Ridgewood Ave. in Paramus. NAI James E. Hanson’s Jonathan Kristofich, vice president; Michael G. Walters, SIOR, executive managing director of Corporate Services; Cameron Silverstein, associate vice president; and Ayush Patel, associate represented the longtime private seller in the transaction to and procured the buyer, Liger Crossing, LLC.
Located at the signalized intersection of Paramus Rd. and West Ridgewood Ave., the visible property was a local garden center for decades and prior to that was a historic residence and home to a revolutionary war time grist mill. The buyer will improve the historic home and repurpose it to a small office building alongside a 40-unit townhome development.
“The sale of 143 W. Ridgewood Avenue underscores the strong demand for well-located, development-ready parcels in northern New Jersey,” said Walters. “Opportunities of this size and visibility are extremely limited in Paramus, and the site’s zoning flexibility and adjacency to major healthcare and residential anchors make it ideal for future development.”
Kristofich added, “Our team’s deep understanding of the local market and challenges that this property faced for many years uniquely positioned us as the right team to help this multigenerational owner procure a local buyer with the expertise to obtain the necessary approvals to finally bring this property into the 21st century, while respecting its colonial past. We see this as a win-win for all involved.”
Situated along the eastern bank of the Saddle River and directly across from the Ridgewood Duck Pond, the property offers scenic surroundings and convenient access to the six-mile Saddle River County Park trail system. The location combines suburban accessibility with community-oriented amenities, which will be very attractive to future homeowners.
In a separate transaction, NAI James E. Hanson negotiated a 4,973 s/f office lease at 5 Becker Farm Rd. in Roseland, New Jersey. Senior VP Andrew Somple, SIOR, and associate Jeccica Curry, CCIM, represented the tenant, the National Council of Jewish Women, Essex County Section (NCJW/Essex), in the transaction with the landlord, Sixpad Realty, LLC.
Founded in 1912, NCJW/Essex is a local nonprofit dedicated to improving the quality of life for women, children and families. Relocating its headquarters from Livingston, New Jersey, the organization spearheads several community-focused initiatives, including:
The NCJW/Essex Back 2 School Store, which provides thousands of Essex County children with school supplies, personal care items, clothes, books, and more. The Linda and Rudy Slucker NCJW/Essex Center for Women, which offers counseling and other support services for women entering or re-entering the workforce. Advocacy programs focused on critical issues such as reproductive rights, voting rights, gun violence prevention, and more.
5 Becker Farm Rd. is a four-story, 121,667 s/f office building situated just off the 4-way interchange of I-280 and Livingston Ave. in Roseland.
