The property totals 118,000 s/f of manufacturing & industrial space across two buildings

Ringtown, PA — NAI Keystone announced the acquisition of 247 Pattersonville Rd., a significant industrial property located in Ringtown. The site includes the former home of the Tri-State Envelope Company and represents a substantial industrial footprint in Schuylkill County.

The property totals 118,000 s/f of manufacturing and industrial space across two buildings, situated on 19.7 acres. Building 1, constructed in the 1950s, offers 70,000 s/f, while Building 2, built in the mid-1990s, provides an additional 48,500 s/f. Together, the buildings offer versatile space well-suited for warehousing, manufacturing, and other industrial uses.

The transaction was completed with Brian McCahon, John Buccinno, and Kyle McKechnie of NAI Keystone, who represented the seller in the sale.

The site is well-equipped with key infrastructure features that enhance its long-term usability and appeal, and this acquisition highlights ongoing demand for well-located industrial assets with existing infrastructure and functional building layouts, particularly in secondary markets that support manufacturing and distribution operations.
