Commerce Park pairs 17.9 MW with 276,000 s/f of existing space



Decatur, IL — As power availability becomes an increasingly important factor in industrial and data center site selection, New Jersey-based Weiss Realty is renewing its focus on Commerce Park, its 138-acre industrial property in Decatur, IL.

Located adjacent to an Ameren Utility Company substation, Commerce Park currently has 17.9 megawatts of available power, with the potential for significantly greater capacity. The property offers 276,000 s/f of immediately available warehouse space suitable for a cloud-based facility storing modular servers. In addition, the site can accommodate build-to-suit development ranging from 100,000 to 900,000 s/f.

“We’re seeing power availability become a much bigger part of the site-selection conversation,” said Matthew Weiss, who is leading the leasing initiative. “Commerce Park combines existing space, substantial power infrastructure and enough land to accommodate future expansion, which gives users a number of different options.”

The property is being marketed to data center, advanced manufacturing, EV, logistics and other power-intensive users.

Commerce Park also offers multimodal transportation access near the ADM Intermodal Ramp, U.S. Rte. 51 and I-72, with connections to Interstates 55 and 57. The site includes parking and outdoor storage capacity for more than 1,000 vehicles.

The property previously housed a Caterpillar warehousing operation for more than 15 years.
