Prologis leases 186,878 s/f industrial facility to Pro-Air

KLNB’s Katz & Daw secure location form long time client



Odenton, MD — KLNB announced that long-time client Pro-Air has secured a new 186,878 s/f industrial lease at 350 Winmeyer Ave. in Odenton, Maryland. The new location centralizes DC-based Pro-Air’s fabrication and BIM (building information modeling) operations under one roof and provides the necessary infrastructure to maintain Pro-Air’s impressive growth trajectory, specifically allowing for strategic expansion within the Baltimore-Washington corridor. As one of the nation’s largest employee-owned mechanical contractors, Pro-Air specializes in high-stakes, fast-track technical solutions for the healthcare, data center, education, and life sciences industries.

This milestone is the latest chapter in a 25-year-long partnership between Pro-Air and KLNB senior VP Josh Katz, who secured the new location along with KLNB principal Spence Daw, who served as an advisor. The landlord, Prologis, was represented by Jared Ross and Ed Harris of CBRE, alongside Karen Cherry of Prologis. Since 2001, Katz has guided Pro-Air’s real estate strategy as the company evolved from a 6,500 s/f space in a Beltsville, Maryland industrial park, to its current portfolio of 258,000 s/f in Howard and Anne Arundel Counties, including five annual expansions beginning in 2022.

“Because of the technological advancements made in how we live and do business over the past 10 years, our company and our industry have had to evolve rapidly. We’ve become a contractor of choice because of our ability to scale with our clients, and we are able to do that by having partnerships with guys like Josh, who has been advising us for almost as long as we’ve been Pro-Air,” said Chris Sakkos, Pro-Air’s co-founder and president.

To facilitate this expansion, the transaction involved the strategic early termination of two separate industrial leases with Prologis executed over the past two years. The move also enables Pro-Air to repurpose other assets in the BWI area to accommodate its growing staff and inventory. This move significantly increases production speed and efficiency, providing the specialized environment required to scale for high-complexity projects. The transition ensures that Pro-Air remains uniquely equipped to meet the technical demands of its premier client base for decades to come.”
