SAGE expands NJ transaction momentum with multifamily, mixed-use and medical office deals

ELIZABETH AND BERGEN COUNTY, NJ — SAGE Investment Real Estate Advisors continues to see steady investor demand across New Jersey, recently completing a $5 million multifamily sale in Elizabeth and four additional transactions across Bergen County involving multifamily, mixed-use and medical-office properties.
In Bergen County the firm completed four individual middle-market transactions. Led by co-founders Steve Tragash and Greg Pine, the investment brokerage firm orchestrated the disposition of 64 residential units, four street-level retail spaces and an 11,104 s/f medical-office building, emphasizing consistent execution and transaction stability from initial engagement through closing.
The transactions included a two-building garden-apartment community in Dumont; Bergenfield’s Simone Place Apartments; a downtown mixed-use, two-building portfolio featuring active commercial frontage; and Bergenfield Medical Arts, a high-visibility commercial property. Partners Tragash and Pine, along with principal Eli Herskowitz, provided seller-side representation and procured each of the buyers. Associate Katie Migner and broker assistant Jenna Fiorelli are also part of the firm’s expanding advisory team.

In Dumont, SAGE facilitated the sale of Grant Avenue Apartments, a 24-unit apartment community spanning two three-story buildings. Situated in the borough’s central business district along the Washington Avenue corridor, the property offers access to Rtes. 4 and 17, local transit lines and NJ Transit’s nearby River Edge and Emerson stations.
Continuing its brokerage activity in adjacent Bergenfield, SAGE completed three additional transactions spanning multifamily, mixed-use and medical-office real estate. The residential transactions featured the sale of Simone Place Apartments, a 17-unit property offering studio, one- and two-bedroom layouts with a distinctive Mansard-style exterior facade, and the sale of a 23-residential-unit mixed-use portfolio at 46 Legion Dr. and 41 S. Washington Ave., which includes four ground-floor retail suites fronting the latter address.

Rounding out the regional activity, SAGE orchestrated the sale of Bergenfield Medical Arts, a two-story professional facility located at 136 N. Washington Ave. Constructed in 2008, the multi-tenant building features elevator service, dedicated surface parking and anchor tenancy associated with Bergen New Bridge Medical Center’s northeast Bergen County satellite location.
The asset is positioned within a dense employment hub supported by regional healthcare institutions and corporations, including Hackensack Meridian University Medical Center, Valley Health System, Englewood Health, and Fairleigh Dickinson University.
