SL Industrial Partners signs pre-construction lease at North Brunswick Logistics Center

Kimmel of KBC Advisors represents US Pharma Lab LLC in 162,657 s/f lease


North Brunswick, NJ – SL Industrial Partners, a member of the Silverman Group, has signed a pre-construction, full-building lease agreement with US Pharma Lab LLC for a 162,657 s/f build-to-suit facility at the North Brunswick Logistics Center. The building is being custom-built by Silver Line Development, the Silverman Group’s internal general contractor, and will serve as US Pharma Lab’s third New Jersey location. Silver Line is also executing the specialized internal outfitting, which includes custom medical installations such as cleanrooms and precision-controlled environments tailored to US Pharma Lab’s manufacturing needs. Delivery of the facility is expected in fall 2025.

The new US Pharma building is rising at 2 King Arthur Court on the site of a former Johnson & Johnson office building which was razed by Silverman to make way for the modern manufacturing and distribution facility. The North Brunswick Logistics Center is part of the larger SL Corporate Center, situated on the site of the former Johnson & Johnson campus that was acquired by Silverline Windows. The multi-building, multi-use 100-acre campus now features light manufacturing, distribution, office, and warehouse operations, with Cornerstone Building Products as the anchor tenant, occupying over 800,000 s/f.

Headquartered in North Brunswick, NJ, US Pharma Lab is a global leader in developing and manufacturing dietary supplement ingredients and products. The company was attracted to the North Brunswick Logistics Center due to its proximity to the firm’s existing facilities and the convenient commute for employees. The expansion is driven by client business growth, and the new build-to-suit facility will enhance US Pharma Lab’s manufacturing and distribution capabilities.

The North Brunswick Logistics Center offers direct access to Route 1 via a dedicated underpass, providing both north and southbound connections. The site is also minutes from major highways, including Interstate 95, Interstate 287, and the Garden State Parkway, making it a prime location for logistics and distribution.

Michael Kimmel of KBC Advisors represented US Pharma Lab in the lease transaction, while the landlord was represented by their in-house leasing team.
