SRS Real Estate Partners announces lease-up of retail center near BWI

Linthicum Heights, MD — SRS Real Estate Partners announced the lease-up of a 10,576 s/f, ground-up retail center at 1709–1713 W. Nursery Rd. in Linthicum Heights, Maryland, highlighting continued retailer demand for sites surrounding Baltimore/Washington International Thurgood Marshall Airport (BWI).

The development, owned by a Washington, D.C.-based private investor/developer, is now fully leased to Paris Baguette, Buffalo Wild Wings GO, Sardi’s Peruvian Chicken, Tropical Smoothie Café and Jersey Mike’s Subs.

Located four minutes from BWI Airport, the property is positioned within a high-traffic corridor serving approximately 22.8 million annual travelers, more than 21,000 nearby employees and a dense cluster of hotels within a one-mile radius.

“This project demonstrates how retailers are increasingly targeting airport-adjacent corridors to capture both transient and local demand,” said Arris Noble, managing principal at SRS Real Estate Partners, who represented the landlord in the transaction alongside Rachel Callender. “With a built-in customer base of travelers, hospitality guests and a dense workforce, these locations provide consistent traffic throughout the day, which is especially attractive to quick-service and fast-casual concepts.”

The center benefits from direct access to Interstates 195 and 295, offering strong visibility and accessibility for both local and commuter traffic.

“The pace of leasing activity we’re seeing in this corridor reflects a broader shift in retailer strategy,” said Callender, vice president at SRS Real Estate Partners. “Airport-adjacent locations offer a unique combination of daily workforce demand, traveler traffic and limited new supply, making them highly competitive for expanding brands.”
