A 91-unit income-restricted community built on a redeveloped site, involving the demolition of several aging buildings to create the barrier island’s only new large-scale residential building for seniors. Specific green features include increased pervious surface which improved the quality and control of the storm water discharge and the addition of drought tolerant, indigenous landscaping. The building is designed to withstand 125mph winds. The lowest floor elevation was brought up to 8’, 1’ above the highest referenced Flood Elevation (BFE). The building has a slab foundation, with no enclosed spaces below, limiting moisture infiltration, and on-site parking is above the BFE.
