The Kislak Company, Inc. sells Misty Creek Village in New Oxford, PA for $17 Million


New Oxford, PA — The Kislak Company, Inc. announced the recent $17 million sales of Misty Creek Village, 110-unit multifamily located at 115 Erin Court, New Oxford, Adams County.

Kislak marketed the property with vice president Matt Wolf and president Robert Holland leading the assignment, and they also procured the purchaser. Neither party was disclosed. Wolf commented: “This was a great opportunity to purchase a newer complex with the ability to build additional units on adjacent land.”

Built-in 2016, the property consists of several two-story, vinyl-sided buildings, with one, two, and three-bedroom townhouses constructed with luxurious finishing touches and amenities. Residents enjoy open floor plans with generous living areas, modern kitchen appliances, granite countertops, in-unit washers and dryers, central air-conditioning, and patios or balconies.

Amenities include an off-street parking lot, a clubhouse with workout and community rooms, and pet-friendly options with fees and restrictions as well as paid utilities for garbage and snow removal and lawn service.

Situated in a quiet neighborhood minute from the quaint New Oxford town square, the complex is located in the Conewago school district, with close proximity to Gettysburg. New Oxford has been ranked in 2021 as one of the Ten Best Places for Families to Live in Adams County by Niche, a market leader headquartered in Pittsburgh whose mission is to provide rigorous analytical data for colleges, families, and communities to connect to find the best fit for educational enrollment.

The property is within easy access to Rtes. 30, 15, and 94.

Matt Wolf joined Kislak in 2017 following over a decade of success in the commercial real estate industry focused on multifamily and other investment sales transactions in central and eastern Pennsylvania. In 2020, he earned the firm’s Jay I. Kislak Producer of the Year award after selling over 1,100 residential units valued at nearly $100 million. Wolf is a Certified Commercial Investment Member and also holds a Pennsylvania broker’s license.

Robert Holland joined Kislak in 1984, is one of the firm’s all-time leading sales producers, and became President in 2012. In addition to overseeing the company and managing a team of salespeople, he specializes in the sale of multifamily and other investment properties.
