WCRE closes more than 200,000 s/f across nine notable Greater Philadelphia transactions

The transactions highlight continued activity across both sides of the Delaware River

MARLTON, NJ — Wolf Commercial Real Estate (WCRE | CORFAC International) recently completed more than 200,000 s/f of notable sales and lease transactions across Southern New Jersey and Philadelphia, highlighting continued activity across the region’s office, healthcare, industrial, investment and special-purpose real estate sectors.
The transactions span both sides of the Delaware River and include investment sales, owner-user acquisitions and significant lease commitments, reflecting a commercial real estate market where well-positioned properties continue to attract investors and users alike.
Among the largest transactions was the investment sale of 8000 Sagemore Dr. in Marlton, a 50,400 s/f multi-tenanted class A office building. In Moorestown, WCRE completed the 36,232 s/f sale of 302 Harper Dr., while an 18,000 s/f newly constructed industrial property at 1249 Glen Ave. was acquired by an occupant that had previously leased the facility.
Healthcare-related activity represented another significant portion of the transactions. WCRE completed the 19,672 s/f investment sale of 805 Cooper Rd. in Voorhees, a fully leased medical property occupied by Virtua and Quest Diagnostics, as well as the sale of an 8,000 s/f healthcare property at 303 South Kings Highway in Cherry Hill to a nationally recognized healthcare organization.
Healthcare and senior care users also contributed to leasing activity. GALENUSCARE leased 18,022 s/f at 350 Fellowship Rd. in Mount Laurel, bringing the building to full occupancy, while Ennoble Care leased 14,876 s/f at One Executive Dr. in Marlton.
WCRE’s activity extended into Philadelphia, where our Philly team represented Athena Global Advisors in securing a 20,618 s/f, full-floor lease at 3 Logan Square. The 11-year commitment doubled the company’s previous office footprint and followed an extensive search for a location that could support its continued growth.
Rounding out the transactions was the sale of 2100 Oak Ave. in Northfield, a 16,947 s/f former school situated on 5.34 acres. Archway Programs acquired the property to support the nonprofit organization’s continued delivery of educational, behavioral health and community-based services.
“These transactions demonstrate that activity in our region isn’t confined to one property type or one type of client,” said Jason Wolf, managing principal of WCRE. “We’re seeing organizations make strategic long-term decisions around their real estate, whether that means investing, expanding, relocating or acquiring facilities that better support their operations. Our role is to understand those objectives and help our clients identify the right opportunity to move forward.”
The transactions further demonstrate WCRE’s continued reach across Southern New Jersey and Greater Philadelphia and its ability to advise investors, owners and tenants across a diverse range of commercial real estate requirements.
