Up to 1.1 million s/f designed to unify R&D, production, and logistics into a single ecosystem

BRIDGEWATER, NJ — Advance Realty Investors announced the launch of Continuum, a purpose-built life science and advanced manufacturing campus, planned for up to 1.1 million s/f of new construction, set across 60+ acres along U.S. Rte. 202/206 in Bridgewater, Somerset County. Conceived as a next-generation innovation campus, Continuum integrates research and development, advanced manufacturing, logistics, and shared amenity spaces into a cohesive, end-to-end ecosystem.
JLL has been exclusively engaged to lead leasing for the campus, which offers build-to-suit opportunities tailored to a range of users across the life sciences and advanced manufacturing spectrum.
With an approved site plan and Phase I construction underway, Continuum is shovel-ready and advancing toward delivery. The project is supported by a long-term PILOT agreement with the Township of Bridgewater, providing tenants with operational certainty and a clear path to occupancy.

The state also ranks #1 in the nation for concentration of scientists and engineers and #2 nationally for the share of residents with a college degree. Upon completion, Continuum will comprise up to 830,000 s/f of purpose-built life science facilities, 250,000 s/f dedicated to logistics and advanced manufacturing, and more than 20,000 s/f of retail and amenity space, including a centrally located pavilion designed to foster interaction and community across the campus. Planned onsite amenities will include dining options, fast-casual eateries, shared workspaces, and conference and event space supporting collaboration and day-to-day tenant operations.
