Doors & Spaces initiates construction on a 30,000 s/fsmall-bay industrial project in Egg Harbor Twp.

Firm breaks ground in supply-constrained South Jersey

EGG HARBOR TWP., NJ — To address an acute shortage of state-of-art, functional commercial space in South Jersey, Doors & Spaces Industrial (Doors & Spaces) has initiated construction on a 30,000 s/f small-bay industrial project in Egg Harbor Twp. The 108 E. Pkwy. Dr. ground-up development creates a premier operational hub for Atlantic County’s thriving small business community by delivering flexible, professionally managed space to a submarket long dominated by aging inventory.
“This project reflects our firm commitment to backing local businesses that power South Jersey’s economy,” said Brian Whitmer, co-founder and managing partner of Doors & Spaces. “Egg Harbor Township’s favorable demographics, expanding commercial density and superior highway connectivity make it an ideal hub for small-bay users. By building modern, highly adaptable facilities here, we are providing local companies with a high-performing operations base to streamline their supply chains, grow their client relationships and thrive over the long-term.”
Currently under construction, the 30,000 s/f facility will feature 19 industrial bays averaging 1,500 s/f each. The modern space is designed to support contractors, service providers, light logistics users and other growing businesses seeking modern, professionally managed industrial space.
Once completed, each bay will offer a move-in-ready configuration of a private office, restroom and warehouse area, providing tenants with an environment that combines functionality with professional presentation. The property also features a dedicated business center exclusively for tenants to host client meetings and collaborative work sessions.
Strategically positioned at the heart of Atlantic County’s primary commercial corridor, the Egg Harbor Twp. site delivers immediate, high-capacity arterial access to the Atlantic City Expressway, Rte. 322 (Black Horse Pike), and the Garden State Pkwy. This central nexus provides seamless transit connectivity across South Jersey, enabling service providers and logistics operators to reach both coastal shore markets and the greater Philadelphia metropolitan region within minutes, while positioning tenants just 10 miles from Atlantic City International Airport.
First Bank provided construction financing for the project. GWG is serving as the general contractor, while Whitney Development is managing the development.
In other news, Doors & Spaces is moving forward with two intentionally designed, ground-up small-bay industrial developments in Liverpool, NY, a suburb of Syracuse. Spanning a combined 35,000 s/f, the multi-tenant single-story buildings are purpose engineered to meet market demand from Central New York State businesses, suppliers and service providers.
The larger of the two developments, situated at 112 Monarch Dr., spans 24,000 s/f and features 16 individual bays averaging 1,500 s/f each. The facility is tailored to accommodate local-trade contractors, light-manufacturing users, specialized service providers and regional logistics companies.
Nearby at 100 Wrentham Dr., construction is also progressing on a 10,500 s/f facility offering eight flexible bays of 1,313 s/f each.
