Sage Real Estate Advisors arranges sale of Roselle Grande, a 119-unit apartment community


ROSELLE PARK, NJ — SAGE Real Estate Advisors of Livingston has arranged the sale of Roselle Grande, a 119-unit garden-style apartment community in Roselle Park for an undisclosed price. SAGE’s brokerage team of partners and co-founders Steve Tragash and Greg Pine, principal Eli Herskowitz and associate Katie Migner represented the seller, Roselle Grande LLC, and procured the buyer.
The trade demonstrated SAGE’s hands-on approach to steering complex commercial real estate transactions past the finish line by intervening during the closing process to resolve long-standing municipal permit issues.

During the seller’s deliverables phase, the transaction encountered an unresolved permit issue. Recognizing the importance of a coordinated effort, SAGE spearheaded a successful resolution for which Tragash and Migner spent nearly a month consulting with and engaging engineering companies to provide the town’s construction department with required documentation.
Working directly with the local building department and dedicating weeks of intensive, hands-on coordination, SAGE effectively absorbed the operational burden to ensure a seamless path to the closing table.
“Roselle Grande is a phenomenal asset in a dense, supply-constrained market, and getting this deal across the finish line required absolute operational alignment from our entire team,” added Pine.
Built in 1970 and situated on a parcel at the intersection of Roselle Park and Kenilworth, Roselle Grande consists of four buildings offering a diverse mix of studio, one-bedroom and two-bedroom layouts.
