Insight completes $17M sale of townhome site

Fairfax, VA — Insight Property Group has commenced construction on a 452-unit apartment community situated a quarter mile from the Vienna Metro Station, marking a major step forward in the Hunters Branch redevelopment in Fairfax.

In March 2026, Insight sold a portion of the Hunters Branch property consisting of two vacant office buildings totaling 400,000 s/f to Toll Brothers for $17 million. Toll Brothers will develop 76 stacked townhomes on the parcel. Insight will develop the balance of the site into a 452-unit apartment community while preserving 656 spaces in the existing garage, which is worth $12 million of value to benefit the new apartment community. The $174.6 million apartment community development is supported by a $107.7 million construction loan provided by CIBC Bank USA and Citizens Bank.

Acquired for $28.9 million in a direct REO transaction in November 2024, the original office property was not zoned at the time and included several commercial office tenants. Insight then worked closely with the existing tenants to find them new offices, spent a couple of years designing and rezoning a new community which includes multifamily homes, retail and community spaces, and townhomes that will tie into an existing park network. The Fairfax County Board of Supervisors voted unanimously to approve the plan in June 2025.

Hunters Branch is the third office use to residential conversion for Insight, which also redeveloped The Wray in Washington, DC, and Broad and Washington in Falls Church. In addition, Insight currently has two additional office-to-residential conversions and is seeking several new projects as well. In support of that effort to find additional projects, Insight recently hired Patrick Sullivan as its director of acquisitions to uncover additional opportunities that fit this strategy.
