Larken Associates breaks ground on industrial complex in Flemington, NJ

Flemington, NJ — Larken Associates, a full-service commercial and residential real estate firm, announces the groundbreaking for Flemington Junction Business Center III, a two-building, 70,637 s/f shallow-bay industrial/flex warehouse complex at 21 Minneakoning Rd. in Flemington, NJ. The project is expected to be completed in July 2026.

Designed to meet the growing demand for class A shallow-bay industrial space in central New Jersey, Flemington Junction Business Center III will feature 31’ clear ceiling heights, 50’ column spacing, six loading dock doors with levelers and multiple drive-in doors, heavy power and floor load, LED motion sensor lighting, and 360-degree site circulation. Units start at 3,900 s/f and can be coupled to facilitate tenants’ needs up to 35,300 s/f.

Flemington Junction Business Center III adds to Larken Associates’ Flemington, New Jersey industrial portfolio, which already includes Flemington Junction Business Center and Flemington Junction Business Center II. Upon completion, the three properties will combine for a total of 270,000 s/f, representing 25% of the firm’s industrial development over the past five years. The Flemington portfolio is a key piece of the firm’s 1,087,042 s/f industrial portfolio spanning across New Jersey and Pennsylvania.

In other news, Larken Associates announced a 1,865 s/f, long-term lease with Jersey Mike’s Subs at The Village at Hawk Pointe, located at 5 Club House Dr. in Washington, NJ. Marek, and Silbert Realty represented ownership in the transaction while Coletta Commercial Realty represented the tenant.

Jersey Mike’s Subs is the latest addition to a growing list of nationally recognized retailers who call The Village at Hawk Pointe home. In 2023, Larken Associates signed leases with Edward Jones and T-Mobile, complementing other key retail and medical office tenants at the property, including ShopRite, Visions Federal Credit Union and Hunterdon Health.

“Since we acquired The Village at Hawk Pointe in 2018, we’ve been able to bring a strong mix of well-known tenants to the complex,” said Marek. “Jersey Mike’s is another great addition to our tenant lineup at The Village at Hawk Pointe, and we’re excited to see them serve residents of Washington and nearby communities.”

The Village at Hawk Pointe is a three-building, 106,415 s/f grocery-anchored shopping center in central Warren County with a range of retail, office and medical spaces. Located just off Rte. 31, the complex is situated within a 65-acre mixed-use development spanning 120 single-family homes and the Hawk Pointe Golf Club.
