Middlesex/Union County, NJ — The Metz Industrial Group (MIG) of Bussel Realty Corp. (BRC) recently completed four lease transactions totaling 183,314 s/f across South Plainfield, Plainfield, Kenilworth, and Woodbridge.

The transactions were led by Jordan Metz, principal; Benito Abbate, senior associate; and James Friel, sales associate.

The largest assignment was the sublease of 117,875 s/f at 303 Helen St. in South Plainfield to HABR Brokerage Inc. MIG represented sublandlord CNC Associates NY Inc., while Lee & Associates represented the subtenant. The team completed the assignment in less than 30 days.

The property will support HABR’s logistics, customized storage, kitting, assembly and supply chain operations throughout New Jersey, New York and the Northeast. Situated on 13 acres, the facility includes 3,000 s/f of office space, 15 tailboards, one drive-in door, 36-foot clear heights and 97 parking spaces.

The team’s activity extended beyond traditional industrial leasing with a 29,225 s/f adaptive reuse transaction at 900 North Ave. in Plainfield on behalf of ECA Developers. Slick City Action Park, an indoor family entertainment concept, will occupy space in the newly redeveloped 114,355 s/f property. Reece Rucker of Morrow Hill represented the tenant.

The lease marks the second major sports and entertainment commitment at the property, following PickleRage’s 42,722 s/f lease in 2025. ECA Developers transformed the former century-old factory into a class A small-bay flex facility designed for recreation, wellness, showroom and light industrial users.

Several units ranging from 9,500 s/f to 48,000 s/f remain available at the property.

In Kenilworth, MIG completed a 25,000 s/f industrial lease at 110 North 12th St. in just seven days, representing tenant Lodestone Logistics LLC. The accelerated transaction was supported by the team’s long-standing relationship with property owner North Holdings LLC, with whom MIG has completed numerous transactions over the past two decades.

The team’s activity also included an 11,214 s/f office lease at 517 Rte. 1 in Woodbridge, where it represented Lincoln Electric Products Inc. The 146,600 s/f property offers immediate access to the New Jersey Tpke., Garden State Pkwy., I-287, Rtes. 1 and 9 and Metropark Station. JLL represented the landlord, Baycrest Woodbridge Associates LLC.

Together, the four transactions highlight continued demand for well-located industrial, flex and office properties across Central New Jersey, where occupiers remain focused on accessibility, logistics efficiency and modernized space.
