NAI James E. Hanson finalizes 13,571 s/f in sales and leases across Essex County, NJ

ESSEX COUNTY, NJ — NAI James E. Hanson has arranged the sale/lease of the following transactions:

NAI James E. Hanson has negotiated the sale of a 6,000 s/f office building located at 7 North Mountain Ave. in Montclair. NAI James E. Hanson’s Jessica Curry represented the buyer, Birkhold and Maider, LLC, and Evergreen Commercial’s Joe Defeo represented the seller, Looney Realty, LLC, in the transaction.

7 North Mountain Ave. is a three-story office building originally constructed as a Victorian-style single-family home. Recently renovated by the seller, the building boasts stained glass windows, fireplaces with tile surrounds in each office, inset seating, and other appealing features. Beyond its design, a location at the busy intersection of North Mountain Ave. and Bloomfield Ave. across from the Montclair Art Museum provides easy access to the wide range of restaurants, shops and entertainment options found in downtown Montclair.

Birkhold and Maider, LLC, is a full-service law firm specializing in personal injury representation, claims support, settlement, litigation, municipal and criminal cases, and more. Relocating from their office in Nutley, the firm recognized the opportunity to make a strategic investment in the future of their growing business through the purchase of the newly renovated and well-located space.

NAI James E. Hanson has negotiated three medical suite leases at 206 Bergen Ave. in Kearny. The transactions include a 4,344 s/f lease with Pulse Vascular LLC, a 3,571 s/f lease with Cranial Technologies, Inc. and a 1,500 s/f lease with IME Plus, LLC. NAI James E. Hanson’s Team Lizzack-Horning, comprised of Darren Lizzack, MRSE, and Randy Horning, MSRE, represented the landlord, 206 Bergen Avenue, LLC, in each transaction.

206 Bergen Ave. is a recently upgraded, four-story, 122,205 s/f building of medical suites featuring proximity to Rtes. 21 and 280 as well as the New Jersey Tpke. Formerly a surgical center with four operating rooms, the building is now suited to meet the needs of multiple healthcare practice types and offers tenants ample parking in a private covered garage.

NAI James E. Hanson has negotiated the lease of a 4,000 s/f industrial space located at 69-75 Armour Place in Dumont. NAI James E. Hanson’s Jessica Curry represented both the landlord, KY & JE LLC, and the tenant, NaNa Collections, LLC, in the transaction.

NaNa Collections, LLC, an apparel and accessories company, plans to use its new space for storage and to support its distribution operations. Relocating from Pompton Lakes, the company cited 69-75 Armour Place’s location and price as key factors in their decision to lease the space.

69-75 Armour Place is a two-story industrial/flex building spanning 17,500 s/f, with 10,000 s/f of industrial space on the first floor and 7,500 s/f of office space on the second floor. The building features 12’8” ceiling heights as well as a shared tailgate, and is conveniently located near several highways including The Garden State Pkwy, Interstates 80 and 95, and Rtes. 4 and 17.
