NJ's Metz Industrial Group represents Everflow Supplies in 126,381 s/f lease in Downey, California

Third Transaction Completed as Part of Longstanding Partnership Supporting Client's National Expansion

EDISON, NEW JERSEY - The Metz Industrial Group (MIG) of Bussel Realty Corp. (BRC) represented Everflow Supplies in securing a 126,381 s/f one-year sublease followed by a five-year direct lease at 7475-7485 Flores St. in Downey, California. The assignment represents the third transaction completed by MIG on behalf of the New Jersey-based plumbing and industrial supply distributor as part of its ongoing national expansion strategy and marks Everflow's first operational expansion into the West Coast.
"For more than 20 years, we've had the privilege of serving as Everflow's trusted real estate partner through every stage of its growth," said Jordan Metz, principal of the Metz Industrial Group. "Together, we've completed more than one million square feet of industrial transactions, from strategic acquisitions throughout New Jersey to major expansion projects in Texas and Georgia, and now Everflow's first West Coast distribution facility. We work closely with Everflow's leadership to develop real estate strategies that support the company's long-term operational objectives and nationwide growth."
Metz; Benito Abbate, senior associate; and James Friel, sales associate, of the Metz Industrial Group, in coordination with CBRE, represented Everflow Supplies in the transaction. The landlord, the County of Los Angeles, was represented in-house.
The company's continued growth was further supported by a significant equity investment from affiliates of Paceline Equity Partners in 2025, which is helping accelerate Everflow's expansion and build on its position as a leading national wholesale partner to the plumbing and industrial markets.
In addition to numerous acquisitions and lease transactions throughout New Jersey, MIG has advised Everflow on several transformative expansion projects, including the acquisition of a 260,000 s/f industrial facility in Dallas, Texas; a 127,650 s/f industrial property in Covington, Georgia; and a 200,000 s/f industrial property in Carteret, New Jersey. The Downey transaction further expands Everflow's national distribution footprint and establishes its first major presence on the West Coast.
The Downey lease is the latest milestone in a trusted relationship spanning more than two decades between the Metz Industrial Group and Everflow Supplies. Throughout that time, MIG has served as Everflow's strategic real estate partner and advisor, completing more than one million square feet of industrial lease and sale transactions while helping guide the company's growth across multiple markets.
