Resource Realty of Northern NJ completes six transactions across Northern New Jersey

Consiglio, Peck, Sabato and Wilson handle assignments across Morris, Essex & Passaic counties

NORTHERN NJ — Resource Realty of Northern New Jersey (RRNNJ) recently completed six transactions across Morris, Essex and Passaic counties spanning industrial, retail and office properties. The activity includes two Morris County industrial transactions totaling 226,727 s/f and four assignments in Fairfield and Wayne for a longtime client.

In Mine Hill, RRNNJ negotiated a 173,475 s/f industrial lease at the newly constructed Spring Brook Commerce Ctr., 128 Iron Mountain Rd., on behalf of Amazing Savings. Principals Tom Consiglio and Scott Peck represented the retailer. The landlord is Brookfield Properties.

For more than 20 years, RRNNJ has served as the exclusive real estate advisor to Amazing Savings. The retailer engaged the firm to conduct a site search spanning Northern New Jersey through the Hudson Valley, NY, evaluating transportation infrastructure, labor pools and building costs.

Spring Brook Commerce Center, situated on 36 acres, is 0.5 miles from Rte. 46, five miles from I-80 and seven miles from Rte. 10. The leased space is part of a 393,335 s/f LEED-certified building featuring 42-foot clear height and wide column spacing.

In Rockaway, RRNNJ arranged the sale of the 53,252 s/f standalone industrial facility at 36 Pine St. Principals Greg Sabato and Peck represented buyer Commerce Park Investors.

The property features two tailboard exterior dock doors, one drive-in bay and a 2,500-amp, 440-volt electrical system suited for manufacturing, assembly and specialized logistics operations.

Located directly off I-80, the property provides access to I-287, U.S. Rte. 46 and Rte. 10.

RRNNJ also completed four transactions across Fairfield and Wayne on behalf of a single longtime client. Principal Brian Wilson handled the assignments, which span industrial, retail and office properties.

In Fairfield, RRNNJ initially secured a 23,000 s/f industrial lease at 123 Lehigh Dr. and recently completed an expansion giving the client full occupancy of the 40,000 s/f building.

In Wayne, Wilson represented the client in the acquisition of a 14,000 s/f former health food store at 29 Rte. 23 South, adjacent to Willowbrook Mall.

RRNNJ also finalized an office lease at 30 Galesi Dr. in Wayne. The space is located within a 46,000 s/f multi-tenant office building near I-80 and U.S. Rtes. 46 and 23. The three-story property features a renovated lobby, 10-foot ceiling heights and 212 surface and covered parking spaces.
