Roddy Inc. brokers transactions totaling 57,000 s/f in Bucks County, PA


Bucks County, PA — Roddy Inc., the Bensalem industrial and commercial real estate brokerage firm, recently

completed the following transactions in Bucks County:

Roddy represented Allredi, LLC in the renewal of their 35,000 s/f lease at 2100 Frost Rd., Keystone Park, Bristol.

Allredi was formed in early 2020 when two of the largest distributors in the blasting, coating, safety, and environmental industry, APE Companies and Marco Group International, joined forces.

Headquartered in Pasadena, Texas, Allredi is a full-line fire/water restoration, surface prep, and contractor supply distributor that serves markets in Dallas, Houston, Philadelphia, New York City, Louisiana, and Alabama. Allredi’s product offering had been focused on personal protective equipment, surface prep equipment and supplies, indoor air quality, environmental remediation, fire/water restoration, and lead/asbestos abatement.

Over time, product lines expanded to include safety equipment, environmental remediation products, corrosion control supplies, and waterjet cutting equipment, media, and products. The renewal calls for an aggregate rental in excess of $2.9 million.

In a second transaction, Roddy represented Wellis USA, Inc. in leasing 22,000 s/f of warehouse space located at 181 Wheeler Court, Bucks County Business Park, Langhorne.

The 100,055 s/f. multi-tenant facility situated on 7.4 acres, which is owned by AIREF Wheeler IC LLC, an affiliate of Ares Industrial Real Estate Fund, who were represented by Andrew McGhee of Colliers International in negotiations, offers Wellis 24’0” clear ceiling heights, 2 tailgate loading docks, offices, sprinkler system, and automobile and trailer parking.

Strategically situated in the Bucks County Business Park at the Maple Avenue Exit of Route 1, the property offers immediate access to Interstate 95, the Pennsylvania Turnpike (Interstate 276) and the New Jersey Turnpike (Interstate 95) as well as bridges to New Jersey. In addition, the property is within thirty minutes of Center City Philadelphia and is accessible via public transportation.

Frank Roddy, president of Roddy Inc. who represented Wellis, advised that the term lease calls for an aggregate rental in excess of $1,175,000.
