Rose represents buyer in purchase of 38,928 s/f industrial Property in West Berlin, NJ

West Berlin, NJ — Senior vice president Brett Davidoff of Rose Commercial Real Estate represented the buyer in the purchase of 400 Cooper Rd. in West Berlin. Located at the intersection of Cooper Rd. and East Taunton Avenue, the single-story 38,928 s/f industrial property sits on 5.73 acres.

The buyer, Brendan Fernandes of 400 Cooper Rd. LLC, had been renting another industrial building for years and took advantage of low interest rates to purchase the property. Its eight drive-in doors, 22-28 foot ceilings and ample parking support the new owner’s current needs as well as makes the site a viable investment for the future.

The sale closed at the end of April for $2,590,000.

Liquor licenses are often hard to come by and Adam Rose, president of Rose Commercial Real Estate, was proud to represent former client and well-known restauranteur, Ramualdo Lamberti, in sale negotiations for one of his properties and its license. Simultaneously, Rose was also working with another previous client, Lin Family Plaza LLC and owner of Megu Sushi, looking for a larger, move-in ready restaurant. Located at 28 S. Church Rd. in Maple Shade, the 3,700 s/f property (formerly Roots Café and Forno Pizzeria) was the ideal fit and will be transformed into Oceancrat – The Boiling Seafood.

In addition to the liquor license, the property has outdoor dining, ample parking and visible signage. It also provided an opportunity to own the property versus lease when they relocate from Mount Laurel. “Working with past clients is always great but to have two at the same time and being able to meet both of their unique needs is even better,” says Rose. The sale closed at the end of April for $900,000.00.

Located on the heavily trafficked roadway, the 7,500 s/f standalone medical office is fully leased with two long term tenants and good cap rate, making it an ideal investment for repeat client, Morris Starkman.
