NAI Geis Realty Group brokers sale of The Office Court at Walton Point

PHILADELPHIA, PA — NAI Geis Realty Group, Inc. has successfully brokered the sale of the office park known as the Office Court at Walton Point. This sale consists of four class A buildings totaling 38,000 s/f. Brian Geis and Paul Wolfson of NAI Geis Realty Group, Inc. represented the seller, Series C-Clarendon Real Estate, LLC. David McFadden of McFadden Properties was the buyer. McFadden’s vision for the complex involves significant capital improvements including an extensive landscaping regime, entirely new complex, wayfinding and individual building signage, thorough cleaning of all facades, upgrading HVAC systems, resealing and restriping of all parking facilities and an overall repositioning/reintroduction to the marketplace. The complex will drop the “Office Court” part of the name and simply be branded as “Walton Point.”

“This asset is incredibly well located, less than a mile to the Plymouth Meeting Mall and only a 5 minute drive to the Pennsylvania Tpke. The buildings are institutional quality construction and have a very efficient design. Walton Point is a hidden gem,” said McFadden. “By redesigning the landscaping and making needed capital improvements, this class A office complex will be reborn again to the same high standard as to when it was originally conceived. The location is second to none in the incredibly highly desired Philadelphia suburb of Blue Bell.” McFadden is further unlocking the value of the complex by offering the market an extremely rare opportunity: to own your own class A office space. He is offering to sell individual buildings or individual office suites with prices starting as low as $600,000. These condo units allow for smaller users to take advantage of owning their office space with their personalized branding on their building. New owners can take advantage of the current historically low interest rate environment to fix their costs while gaining equity in a rock solid, “bricks and mortar”, investment vehicle. SBA financing is available with as little as 10% down 25 at a year fixed rate.
