EDISON and New Brunswick, NJ — Bussel Realty Corp. (BRC) announced the completion of the following transactions:
BRC arranged the sale of 4 American Way in Spotswood, a 80,000 s/f industrial building, for $9.2 million.
Jordan Metz, senior vice president, and Eric Koons, sales associate, of BRC, procured the buyer, LBPS Corp., and represented the seller, Dart Seasonal, in the transaction. “LPBS Corp. took advantage of the rare opportunity to purchase 15 acres of land and a prime industrial asset, situated in a market noted for being one of the most in demand in the US. Historically low inventory levels in New Jersey propelled the e-commerce giant to close on the unrivaled Spotswood location and pristine building to better meet their explosive customer demand," noted Koons. The Metz team is comprised of Jordan Metz, Eric Koons and Wellern Yu, marketing and research assistant.
LBPS Corp. is an international manufacturer, reseller and exclusive retailer of a diverse product catalog that operates from New York City. The company will utilize the facility for its distribution operations.
Dart Seasonal Products manufacturers and distributes a full line of packaged and bulk ice melting products. The company carries one of the largest packaged inventories in the Northeast US enabling it to offer customers a consistent supply of products.
4 American Way is located in close proximity to Rte. 1 and 18, as well as Exit 9 of the New Jersey Turnpike. The property features 16- to 24-foot-high ceiling heights, a 5,000 s/f office, four exterior and seven interior loading doors, one drive-in door, two rail doors, abundant trailer parking, and is 30 minutes driving time to Port Newark/ Elizabeth.
BRC announced its leased 23,000 s/f at 594 Jersey Ave. in New Brunswick.
